As we wrap up the final week of August, the Cincinnati housing market keeps moving toward a more balanced playing field. If you've been watching from the sidelines or getting ready to list, here's where things stand right now and what to expect in the weeks ahead. Grab a coffee, this is a good one.
Mortgage Rates: Stable but Elevated
The average 30-year fixed mortgage rate in Ohio is hovering in the 6.4 to 6.8 percent APR range as of mid-August, according to data from NerdWallet and Bankrate. Some lenders are offering rates near 5.95 percent APR depending on credit profile and loan type. These rates are higher than the historic lows of a few years ago, sure, but here's the good news: they've been remarkably stable over the past several weeks, which makes budgeting a whole lot easier.
The Federal Reserve's target rate remains in the 3.50 to 3.75 percent range, and barring an unexpected economic shift, most forecasts expect mortgage rates to stay in the 6 to 7 percent range through the end of the year.
Inventory: Up Significantly, Still Below Balanced
Active inventory in the Cincinnati region is up roughly 32 percent year-over-year heading into late summer, according to regional market reports. That's a big jump and very welcome news for buyers who've felt frustrated by limited options in recent years.
That said, supply still sits at only about 1.8 months, well below the 3 to 4 months that defines a balanced market. So the region remains technically in seller's territory, but the gap is narrowing. Homes are selling in an average of 29 days with a sale-to-list price ratio near 100 percent, meaning most listings still get close to asking when priced right from the start.
For Buyers: More Choices, Same Need for Preparation
The increase in inventory is giving buyers more homes to tour and compare. Competition has eased compared to the peak pandemic years, and in many cases buyers have room to negotiate on closing costs, rate buydowns, or inspection repairs.
One strategy worth keeping in your back pocket: "marry the house, date the rate." In other words, buy the home that fits your long-term needs now, and refinance when mortgage rates eventually come down. With home values continuing to appreciate at a moderate pace, waiting on the sidelines for rates to drop could mean paying more for the same home later.
Getting pre-approved with a local lender is still the single most important step you can take before touring homes. Sellers and their agents take pre-approved buyers far more seriously, especially in a market where offers can still come in quickly on well-priced properties.
For Sellers: Price It Right from Day One
With more homes on the market, buyers have options, and an overpriced listing may sit longer than expected. Homes that are move-in ready, staged well, and priced competitively are still selling quickly and commanding strong offers. The key is to price realistically from the start rather than testing the market and reducing later.
If you're considering selling, the late summer and early fall window is still a great time to list. Buyers who are actively looking right now tend to be more motivated, and the seasonal slowdown hasn't arrived yet. Present your home in top condition, highlight its best features, and work with an agent who knows your specific neighborhood's market dynamics.
Looking Ahead to Fall
As we move into September and October, expect inventory to keep climbing gradually as more sellers decide to make a move. Mortgage rates will likely hold steady in the 6 to 7 percent range. The fall market in Cincinnati is often a sweet spot: less competition among buyers than spring, motivated sellers, and beautiful weather for touring homes.
