5 Things to Do to Your Home Before the Listing Photos

Think of your listing photos as the very first showing your home ever has. They do most of the work before a single buyer walks through the door. Buyers scroll an online listing in seconds and decide whether to book a showing almost instantly. So here are five things I ask every seller to do before the photographer arrives.
1. Declutter Every Room Like You're Moving
Rent a storage unit if you need to. Empty the countertops, pare down the bookshelves, and clear the closet floors. Buyers open closet doors, and organized closets quietly signal a home that was cared for. If you haven't used it in the past year, pack it up. You'll thank yourself later when the moving trucks show up.
2. Depersonalize So Buyers Can Picture Themselves
Family photos, kids' artwork, and personal collections should come down. Leave neutral accents that hint at a lifestyle without shouting a specific family. You want buyers to see themselves, not you, in the kitchen and at the dinner table.
3. Let the Light In and Fix the Small Stuff
Wash the windows inside and out, swap heavy drapes for sheer ones or pull them open wide, and replace every burnt-out bulb. Tighten loose handles, patch scuffs, and re-caulk tubs and sinks. Light makes rooms feel bigger, and small fixes whisper well-maintained.
4. Rethink Your Furniture Arrangement
Pull sofas off the walls, remove oversized pieces, and create clear paths through the doorways. The goal is a flow that makes each room's purpose obvious at a glance. Arrangement is my favorite part of staging, and with L&R Style & Sold Co, I help sellers make rooms feel bigger and brighter, often in a day or two.
5. Fresh Up the Entry and the Yard
The first listing photo is often the front of the house, so make it count. Wash the front door, polish the hardware, add a simple seasonal pot on the porch, and mow, edge, and weed the beds. Curb appeal sets the mood for everything that follows, and in the Cincinnati suburbs, well-kept yards are what buyers expect.
The goal isn't perfection. It's a home that photographs warm, honest, and inviting, and helps a buyer imagine their first dinner there. And if you'd like another pair of eyes before your photos, I would love to walk your home with you.
Clean, staged homes photograph better, show better, and sell for more. Love where you live, and let's make your listing shine from the very first photo.
